Typical: re-cladding, structural reconfiguration, complete kitchen plus bathroom plus living overhaul, character home modernisation.

UNDER $50K

Minor alterations

Smaller-scope renovation work where speed and clean execution matter more than process overhead. Fixed-quote where possible.

Typical: single-room reno, kitchen-only refresh, bathroom replacement, internal wall removal.

Joinery, tiling, plumbing and electrical co-ordinated under one builder. Cabinetry by trusted local makers; finishes specified to brief.

Renovation, end to end.

Renovation work has more unknowns than a new build because you cannot see behind the linings until you start. We plan for that. Contracts include a clear variations process, the trades are sequenced to minimise re-work, and we keep you informed when surprises turn up rather than absorbing them quietly and billing later.

Pre-start: Site walk, scope, budget. NZCB contract drafted.
Demo: Strip-out and survey. Discoveries flagged before re-build starts.
Build: Structural, services, linings, joinery, finishes. Sequenced trades.
Handover: Compliance docs, snag list cleared, maintenance notes given.
